Version dated 22 September 2026, updated for advertising measurement. This notice covers the website, the property valuation form and subscriptions to the Guida Onesta release announcement.

Who processes your data

Data and purposes

We collect your name, preferred contact details, form language, basic information about the property, your relationship to the owner, and your selling and buying goals. We use these details to respond, contact you and manage the conversation you have requested, including steps prior to entering into a contract. The legal basis is Article 6(1)(b) of the GDPR. Required fields are necessary to handle the request; you can still contact us directly without completing the form.

Only with your optional consent may we also use your contact details for FF Properties news and updates (Article 6(1)(a)). Declining does not affect your valuation request. You can withdraw consent by contacting us.

Retention and access

Requests and any consents collected through this form are retained for a maximum of 12 months from submission, unless you request earlier deletion where applicable. If a professional relationship begins, the processing of documents and data needed for that relationship will be described in the relevant privacy notice.

Access to requests is restricted to Federica Fratoni. The site uses OpenAI Sites technical services and Cloudflare infrastructure for publishing and storage. We use Resend (Plus Five Five, Inc.) for email notifications and acknowledgements; it receives the email addresses needed, the message content and the associated technical sending data. Property details remain in the owner area and are not included in automatic emails. We do not enable email open or click tracking. You can also consult the Resend privacy policy. Data may be processed by appointed technical providers and by authorities where required by law; it is not published or sold.

Providers may also process data outside the European Economic Area, subject to the safeguards required by the GDPR, including adequacy decisions or standard contractual clauses where applicable. You can request information about safeguards and recipients using the contact details above.

Signing up for the Guida Onesta release announcement

For this service we collect your email address, your name if provided, your chosen language, the request and confirmation dates, subscription and sending status, and the version of this notice. With your consent (Article 6(1)(a) of the GDPR), we use this data solely to send you the book’s release announcement and information about buying it. Consent is optional: you can visit the site and, when available, buy the book without subscribing. Your email is required to receive the announcement; your name is optional.

You will first receive a message to confirm that the email address belongs to you. Your subscription is activated only once you confirm. Unconfirmed data is retained for a maximum of 7 days; confirmed subscriptions for a maximum of 12 months from confirmation, unless cancelled earlier. Expired records are excluded from the service and deleted during clean-up operations triggered by the form and owner area.

You can withdraw consent and cancel your subscription using the link in the email or by writing to federicafratoni@ffproperties.it. Withdrawal does not affect processing carried out beforehand. You will not automatically be added to the list for other FF Properties communications. We use the technical providers described above to store subscriptions and send emails; we do not enable open or click tracking.

Security and campaigns

To limit automated submissions, we retain a pseudonymised technical identifier derived from the IP address for a maximum of one hour. The legal basis is our legitimate interest in service security (Article 6(1)(f)). We do not store the IP address in plain text in the requests table. Hosting providers may maintain their own technical security logs.

The campaign code in the link you used may be associated with your request to assess campaign effectiveness. Technical cookies for the private area support authentication.

Cookies and advertising measurement

With your optional consent (Article 6(1)(a) GDPR), we use Google Ads, provided by Google Ireland Limited, to measure campaigns and attribute valuation requests to ads. Google may receive browser and connection information, IP address, visited pages, advertising click identifiers and, when configured, a request-received event. Our event contains no name, email address, phone number, property address or property details. We do not enable personalised advertising or enhanced conversions using visitor contact details.

Google tags are loaded only after consent to measurement. You may decline optional cookies or close the banner and continue using the website and forms. You may change or withdraw your choice at any time through Cookie preferences in the footer. Withdrawal stops our conversion events and removes first-party advertising cookies accessible to the website; Google may receive the updated consent choice. Cookie consent is separate from any consent to receive our communications.

Your preference is stored in the browser (ff-cookie-choice-v1, version, choice and date) for up to 180 days, including when you decline. This technical storage remembers your choice. With consent, Google may use measurement cookies, including _gcl_au and _gcl_aw, normally for up to 90 days; the provider may update their duration. Data may also be processed outside the European Economic Area subject to the safeguards described by the provider. Your rights

You may request access, rectification, erasure, restriction and portability where applicable, and object to processing based on legitimate interests. You can withdraw consent without affecting the lawfulness of earlier processing. You may lodge a complaint with the Italian Data Protection Authority. We do not make automated decisions or automatic property valuations based on the form.
